Health Club

Located outside the Leichhardt Library on the Piazza level (Level G) is the Residents’ Health Club. Each unit’s security access card will open the locked doors of the Residents’ Health Club.
This health club is for the restricted use of residents and their guests only. Any use of the health club is undertaken at your own risk. The Health Club contains the following:

  • Exercise room containing exercise equipment and weights.
  • Separate male and female changing rooms / toilet amenities.
  • Sauna.

Please note that the spa has been decommissioned and is no longer available for use.

Garbage

The resident’s garbage bin room is located on the B1 carpark level next to the car park exit to Balmain Road.
This room contains a number of 240 litre bins resident’s use. Each unit’s security access card will open the locked doors of the resident’s garbage room. These bins are emptied weekly by the cleaner.

Only rubbish and recyclables are to be placed in the bins. Larger household items must not be placed in the resident’s garbage room. Resident’s found leaving large items in the bin room will have these removed by building management, with the costs of disposal to be passed on to the lot owner along with a by-law breach notice being issued. Foxtel

PAY TV PROVISION

Pay TV cabling has been installed within your unit and is terminated within an electrical cupboard, located either in the carpark or public areas of the developments (depending on your unit’s location). This does NOT necessarily mean you are currently connected to a Pay TV provider but does allow for future connection.

Should you wish to subscribe to a Pay TV provider, please contact your chosen provider directly. Your chosen provider should contact the Building Manager to establish the connection point for your particular unit.

Fire Safety

There are various fire safety regulations applicable to strata that are different to those applicable to living in a house. Smoke detectors and front doors must not be modified in any way. Please contact your building manager for any queries in relation to Fire Safety.

Emergency Evacuation and Fire Safety training is conducted three times per year through the building manager and you will be invited to attend.

Italian Forum Car Park Guidelines

Level G Car Park

The G carpark level, accessed only from Norton Street, is NOT to be used by any residents at any time.

B1 Car Park Level

Management: The B1 car park and its access control system are managed by Secure Parking. They can be contacted on 02 8000 8790 for any of the following issues:

  • Faulty access card
  • Faulty boom gate or parking ticket payment machine

NB: New access card applications are to be made through the Building Manager.

Parking Restrictions: For clarity, residents must not park on B1 as the spaces on this level are either privately owned by businesses operating in the Italian Forum or are commercially operated. Residents may not park on B1 at any time; otherwise, they may be charged the full commercial day rates by the car park operator.

Security: Outside of business hours, the security roller doors will be closed, restricting entry to this carpark level to residents and Italian Forum business operators only.

Access Points: The B1 carpark level has an entry and exit lane onto Balmain Road, as well as an entry driveway from Norton Street. All entry and exit lanes are fitted with security roller shutters.

Entry Procedure:

  • During operating hours: Entry is through a boom gate.
  • After hours: Entry is through roller shutter doors and a boom gate.
  • Access through both the boom gate and roller shutter is via your car park access card – this is a different card from the one you use for the lifts. Simply hold your access card against the card reader; the card reader will register your access card’s validity and automatically open the boom gate and roller shutter. The boom gate and roller shutter will close automatically once you have driven through.

Exit Procedure: Exiting the carpark (onto Balmain Road) when the boom gate and roller shutter are closed is enabled by driving over the induction loop (magnetic sensor) installed in the ground of the driveway floor and scanning your access card. This will open the doors automatically, with the boom gate and roller shutter closing after your vehicle has exited the car park.

B2 Car Park Level

Purpose: B2 is dedicated to residential parking, with several commercial spaces also located on the level.

Access: Your car park-issued access card, which is a separate card from the one used for the lifts and mailroom, will allow access to B2.

Security: The access ramp (both up and down) from the B2 car park level is closed off to all unauthorised vehicles by way of security roller shutters.

Entry Procedure: Entry through the security roller shutters is by way of your car park access card. Simply hold your access card against the card reader; the card reader will register your access card’s validity and open the roller shutter. The roller shutter will close automatically once your vehicle has driven through.

Car Park Storage

Storage Restrictions: Storage on B2 is not permitted unless an owners corporation-approved storage unit is installed, as WHS and fire regulations do not permit this area to be used for storage. Parking spaces with items being stored will be issued with by-law breach notices.

Storage Unit Applications: Owners wishing to install a storage unit within their parking space should contact the Building Manager in the first instance to discuss their application.

Recommended Storage Unit: The Strata Committee recommends owners install the Space Commander Unit. Please contact the Building Manager for more information.

Sustainability

The Italian Forum Piazza is the forum for community and cultural activities. With the involvement of local council, there is an exciting opportunity to establish a community garden within the Piazza. Our goal is to involve the residents and local community, including local schools, to manage and reap the benefits of this garden’s produce and beauty.

Where rainwater is currently drained away, plans are underway to capture this water in order to sustainably irrigate the gardens.

Building Management is also in the process of installing energy efficient lighting across the building. It is estimated that this will save approximately 400,000 kilowatts of electricity, equivalent to nearly 400 tonnes of carbon each year!

Another energy efficiency programme currently under planning stage is the installation of solar panels on the roof of the building, which has enormous potential to bring the Italian Forum closer to being carbon neutral.

LOCAL COUNCIL FACILITIES

In addition to the restaurants and businesses, the Italian Forum is also home to Leichhardt Library, which contains a wealth of historical documents regarding the Leichhardt local Government area and regularly holds public events and workshops.

Adjacent the library is the Leichhardt Early Childhood Centre.

Events Committee

The Italian Forum Community Events Committee was formed in collaboration with the various stakeholders at the Italian Forum including the residents, businesses, local community members, ACA, Co.As.It. as well as input from local and state Government. The Committee operates on a volunteer basis with contribution from the various members involved in its establishment.

The Committee aims to collaborate with the various stakeholders surrounding the Italian Forum, to promote community cooperation and involvement through the operation of events, community gardens and other cultural activities surrounding the cultural center and the Piazza.

The current major project is the establishment of the community gardens. Its statement of intent is to provide a shared garden for residents and businesses to grow fresh, nutritious produce as well as educating people on sustainable living. A place where locals and visitors can appreciate the beautiful surroundings, relax in the gardens and build relationships; the gardens will provide seating amongst the greenery. Harvesting their own food, locals will also be reducing their carbon footprint by reducing packaged materials.

The Forum Community Committee holds meetings every two months in the Cultural Centre, hosted by ACA. These meetings are for the planning and organization of the Committee’s statement of intent.

Building Manager

The appointed Building Manager for the Owners Corporation of Strata Plan 60918 is Noble Management Group Generally, any queries should be directed to the Building Manager in the first instance. The Building Manager typically manages the following:

  • management of common property
  • controlling the use of common property by tradespersons and other non-residents
  • the maintenance and repair of common property.
